Pricing is one of the most important choices in a For Sale By Owner sale. A good price brings attention. An unrealistic price can cause buyers to move on before they ever schedule a showing.
Start with facts, not feelings. Look at homes that sold recently and are close in size, style, age, and condition to yours. Sold homes show what buyers were willing to pay. Active listings show what buyers can choose today. Both matter, but they tell different parts of the story. Recent comparable sales are a useful starting point, while current listings reveal the competition your home faces right now.
Visit open houses for homes that compete with yours. Walk through them as a buyer would. Notice the kitchen, bathrooms, storage, light, repairs, and overall care. Then compare those homes to yours honestly.
Also view competing homes online. Look closely at photos, descriptions, price changes, and how long each home has been available. A home with recent updates may support a higher price. A home needing work may need a more careful price, even if it has the same number of bedrooms.
Make a simple comparison sheet. Include the list price, sale price when available, date sold, square footage, updates, condition, lot, and special features. Most importantly, compare the date of your own updates with the updates found in competing homes. A kitchen remodeled ten years ago may not compete the same way with a kitchen remodeled last year.
Agent opinions can also help. Ask more than one agent for a pricing opinion, but compare their facts, not only their number. A well-supported price should make sense when you review the market yourself.
Your goal is not to prove what your home is worth to you. Your goal is to set a price that makes qualified buyers want to see it.
